A concrete purchase: get the notice out

LienFlash puts preparation and mailing into one short workflow. Its pricing page lists a preliminary notice at $24.99, or $39.99 in Texas, including certified mail, tracking and a mailing certificate. If you only need a few notices, the pay-per-document option gives you a direct cost to evaluate without a subscription.

For regular users, Pro includes three notices each month and deadline tracking across jobs. That means it overlaps with a tracking tool as well as replacing a mailing task. Before adding LienDeadline, check whether LienFlash already gives your team the visibility it needs.

Coverage needs a careful look. The active-state page lists eight notice states, while some pricing/About copy still refers to six. The demand-letter order flow showed Florida, Texas, California and Washington available when checked. Confirm the exact document and state rather than assuming every service is nationwide.

The same monthly price can buy a different workflow

LienFlash Pro and LienDeadline Tracker both publish a $49 monthly price. LienFlash includes mailed notices; Tracker includes ten protected items per month and two internal users, with saved projects, history and reminders. A protected item is not a mailed notice, so the headline price alone does not tell you which is better value.

LienDeadline may suit an office that needs project information from its existing systems. QuickBooks sync is listed on every plan, subject to account access and setup. Automation adds Procore sync and API access. Read the integration options and check a sample import before assuming that it will capture every fact a notice or lien needs.

Neither a completed import nor a prepared form settles legal eligibility. LienDeadline’s public calculator coverage is limited to supported supplier scenarios. Check your project in the calculator; unsupported scenarios return a review-required result. LienFlash’s terms also distinguish its document service from legal advice. Bring unusual or disputed facts to counsel.

Check the actual job before subscribing

  1. Open the state-specific order flow and confirm that your document is available now, rather than on a coming-soon list.
  2. Compare your expected notices per month with the included allowance and confirm any Texas-specific pricing.
  3. Ask who checks the recipients and project facts. Attorney-reviewed templates do not imply an attorney reviews each claim.

Common questions

Does LienFlash track deadlines?

Yes. Its Pro plan advertises deadline tracking across jobs, along with three included notices per month. The comparison is about the wider workflow and service needs, not whether tracking exists.

Does LienFlash file mechanics liens?

The reviewed public offering describes preparation and certified mailing of preliminary notices and demand letters. We did not identify a mechanics-lien recording service there. Confirm directly if recording is the task you need.

Which states does LienFlash serve?

Its active notice-state page lists Florida, California, Arizona, Nevada, Washington, Oregon, New Mexico and Texas. Some other pages still list six states, and demand-letter availability differs. Check the current state and document order flow.

Is LienFlash Pro the same as LienDeadline Tracker?

No. Both publish $49 monthly pricing, but Pro includes a notice-mailing allowance while Tracker provides a protected-item allowance and two internal users. Compare the included work, usage limits and the service you still need to supply.
